45 years ago, Nebbercracker met Constance, who was an unwilling member of a circus sideshow that hated all children for just about everything they did, and fell in love with her despite her obesity. After helping her escape, she and Nebbercracker began building the house. One Halloween, as children tormented her, Constance tried chasing them away with an axe, but lost her footing in the basement and pulled a level pouring cement over her body buried to her death. Nebbercracker finished the house, knowing it was what Constance would have wanted.

While DJ and Chowder are still watching the house, Zee comes in and asks if they have seen Bones as he never returned the previous night. The boys realize that Bones has been eaten by the house after learning about the beer bottle, as the boys tell her. Zee thinks that the boys are telling stories and she goes out to find Bones. Constance hates Jenny because she helped DJ and chowder to stop her evil plan and was the one who cause herself to throw her, DJ and chowder out of the house.

Nebbercracker then gives DJ a stick of dynamite, asking him for assistance in destroying the house. The kids then go to Reginald Skullinski, AKA Skull, a rumored expert on the supernatural. He tells them that what they’re dealing with is Domus Mactibillus, a rare breed of monster that spawns when a human soul possesses and merges with a man-made structure, and to defeat it, they have to go for the heart. This further arouses DJ’s suspicions about the house, and he calls Chowder to help him investigate. Meanwhile, Bones, the boyfriend of DJ’s babysitter Zee, teases Nebbercracker’s house out of anger over having his kite taken away from him when he was a kid.

And Chowder later investigate and learn that the house is possessed by a poltergeist. On Halloween, they save Jennifer "Jenny" Bennett, who is selling candy, from the house. Jenny calls police officers Landers and Lister, but the house stays quiet when the officers arrive and they dismiss the report.

Fortunately, DJ and Chowder save her, and Zee steps outside to tell Chowder his dad is on the phone looking for him, causing the house to go dormant. As Zee leaves to search for Bones, who got eaten by Nebbercracker's house after being tempted by his kite, Jenny talks with DJ, and the two go up to DJ's room, where DJ introduces Jenny to Chowder and they observe the house eating a dog. Deciding that the situation is starting to get serious, the three call the police. However, the police don't believe them due to the house remaining inactive when adults or grown ups are present. The house overhears him, breaks free of its foundations and chases Nebbercracker and the children to a construction site.
Nebbercracker returns from the hospital alive and well and it is revealed that Constance is the house. When they first met, Constance was an unwilling participant in a circus freak show who was ridiculed for her obesity. Nebbercracker developed feelings for her as he helped her escape and they later got married. On Halloween, during their house's construction, some children began tormenting Constance. Provoked, she attempted to chase them off as Nebbercracker tries to stop her, only to be knocked out as she stumbled and fell into the unfinished basement with her body accidentally being coated in cement, suffocating her.

DJ's parents Mr. and Mrs. Walters leave town for the weekend for a dentist convention and leaving him in the care of Zee. After the ambulance leaves, Chowder heads home and DJ's babysitter Elizabeth arrives but DJ is not that excited seeing her even when she tries getting his attention about an smbulamce she saw. Just DJ is gone upstairs, Zee puts a tape cassette in the radio and plays her loud music at full volume, then calls her friends over when she's not supposed to. DJ slams the door to his room and goes to bed when he starts having a nightmare. That night, DJ receives phone calls from Mr. Nebbercracker's house with no one on the other end. Zee's boyfriend Bones scared DJ from behind while wearing Chowder's Halloween mask & takes it off.

To this end, he even protected some children from his wife who tried attacking them with an axe, however, this ended up costing the life of his wife. That night, costumed trick-or-treaters line up at the former site of Nebbercracker's house. Nebbercracker, DJ, Chowder, and Jenny give back all the toys that Nebbercracker had taken from them over the years. As the movie ends, all the people who had been eaten by the house come out of its basement.
DJ apologises to him for the loss of his house and wife, but Mr. Nebbercracker thanks DJ and the kids for freeing him and Constance. That night, children in their Halloween costumes are lined up at the site of Mr. Nebbercracker's house where DJ, Chowder and Jenny help him return the toys to their owners. DJ and Chowder then go trick-or-treating which they previously thought they were too old for.
Nebbercracker attempts to convince the house that it should be destroyed while holding stick of dynamite, but the house refuses. As it tries to eat him, Chowder fights the house off with an excavator, causing it to fall into a pit. DJ is given the dynamite and he and Jenny climb to the top of a tower crane while Chowder distracts the horse. The trio see Horace with his wife Constance's ghost for the last time before she fades away.
DJ and Chowder see her going to Mr. Nebbercracker's house and they rush out to warn her catching her before she is eaten by the house. Jenny then calls Officer Landers and Officer Lister, but does not believe their story. Later the trio seek advice from Skull who is claimed to be an expert on the supernatural. They learn that the house is a Domus Mactabilis (Deadly Home in Latin) a supernatural being created when a human soul merges with structures. The only way to kill the house is to destroy its heart which it's source of life.

Nebbercracker proceeds by lifting him upwards and unleashed several tantrums on his face. This, however, made a great mistake; due to his elderly age, he forgot that his body is no longer able to endure the boy's weight and he had a heart attack at the same time. His bones cracked in process, causing him to fall unconscious on DJ's body. Nebbercracker fell in love with Constance when he first met her at the circus. After her death and her spirit takes control of the house he built for her, he pretends to have her attitude towards kids just so they won't harass her, leading to her attacking and/or killing them.
Skull tells them that the house has merged with a vengeful human spirit, which the children think must be that of the late Mr. Nebbercracker, and that the only way to kill it is to destroy its heart. DJ says that the chimney has been smoking ever since Nebbercracker was taken away, so they decide that the furnace must be the house's heart. The children plan to put the house to sleep, giving them enough time to extinguish its furnace. Chowder obtains some cold medication, which will make the living house drowsy, from his father's pharmacy and stuffs it inside a dummy.
Despite her death, he still cares for her, and is heartbroken when she goes on to the afterlife in the end. Terrors that they endured caused Chowder and DJ to argue with each other with Jenny breaking up their fight. DJ has considered abandoning the case after being fed up with the argument, only to be unexpectedly hit by an ambulance by accident which turned out to be hijacked by the still-living Nebbercracker.
